The answer is a hard one, but you really want the paint to be in good condition, no holes in the plaster, all the doors to close and lock, the windows to open, the garden to be neat with fresh mulch and no dead trees. Any bricks in the walls should be put back in place, and any cracks should be patched. Any badly cracked concrete should be either patched or removed, and any rotted fascia boards should be patched or replaced. These are all simple jobs that make a big difference.
